Buying house with back entry

Many homes with back door entry
Rajesh Malhotra knows about the back lanes of New Rajinder Nagar as back of his right hand. As he goes out for his job in the morning and returns only in the late evenings, he has no idea about the front lanes of his area.  Honestly, it is a fact and the reason is very convincing. As Rajesh has been living  on the second floor of the
house which has a back side entry rather than main gate entry, he hardly goes to the main lanes of his area.  Even though he and his family members have to take the stairs from the back side of his house, he is still happy. He says that for just taking the back door entry to his house, he pays almost thirty per cent less rent compare to those
tenants who have a front side entry to their houses.
While it is true that the builders are changing the very face of private colonies in Delhi as they are  joining hands with the owners big houses in order to build floors on the ruins of old houses, there are still many houses left where  the  occupants of first and second floors have to take the  back entry to reach to their houses.
New Rajinder Nagar, Patel Nagar, Rajouri Garden, Kirti Nagar, almost all the South and North Delhi colonies and some areas of East Delhi like Vivek Vihar, Nirman Vihar and Preet Vihar too have houses with exclusive front entry for the owner of the house. The residents of first and second floor houses have no choice but take back entry.
Sanjay Khanna,Director,Kailashnath Projects Pvt Ltd, says that it is a bad news for all those who have a limited budget as such  houses are giving way to brand new houses. ” I am saying bad news  because  houses with back door entry can be taken on rent on  far less rent than the market rates. If somebody wants to buy floor with again back entry, it can be taken on really less amount compare to those houses with main gate
entry,” Sanjay Khanna concludes.  Alimuddin Rafi Ahmad of ILD group says that houses with separate entries would become thing of the past in yearsto come.  Such houses are old and they have to be demolished so that
new houses with only one entry can be made.
Ashok Singh,who works for a media house, has also been  living on a house in East of Kailash with back entry. Even then he is not unhappy man.  Says Ashok, ” When I came here around  seven years ago, the state  of affairs of the back lane of my house  was really bad.  The residents have converted the back lane as dustbin.  During
those days it was really tough to reach to my house after crossing the filthy back lane. Things have improved now and  now I have no problem that I have to take the back lane in order to reach at my place,” he said . Ashok has also been living here on rent.  ON the question of
less rent of such houses,  Anil Makhijani of Mak Realtors says that it is very natural for two reasons. A. Of course, back entry factor. B. The first and second floors of the old constructed houses  have  far less covered area than
the ground floor house. Naturally,  these factors  play crucial role in determining the rent and costs of the houses. However, Anil  is of the  view that unlike in the past when back lanes were hardly maintained  either by RWAs or local authorities, the situation  has
improved now. The back lanes are now clean and remain in order, hence it is not a bad idea to  live in such a house.  For just one drawback, you can save lot of money.  Last word came from Sandeep Chopra, whose house in East Patel Nagar has back entry for tenants  and front
entry exclusively for his family.  He reveals that his grand father constructed the house in  this way so that  tenants  do not spoilt their privacy by taking the same  gate to enter the house. What an idea, sirji.
